A major residential project combining oceanfront living, elevated communal green spaces, and climate-conscious architecture is taking shape on the northeastern edge of Hulhumalé Phase 2.
Developed by Batch Construction Pvt. Ltd. under development and sale rights granted by the Housing Development Corporation (HDC), the master-planned project brings 73 multi-storey homes and a range of shared lifestyle amenities to the growing island urban center.
Designed to harmonize with the local tropical climate, the architectural concept incorporates passive solar shading, daylighting skylights, and targeted building orientations. At the heart of the community is an Elevated Garden, a modern interpretation of the traditional Maldivian backyard, or goathi there. Situated at the first-floor level, this landscaped hub offers native greenery, outdoor seating, and play areas connected to the broader complex via pedestrian bridges and ramp structures.
Accompanying the residences is a dedicated multi-storey clubhouse equipped with a gym, restaurant, café, juice bar, convenience store, business centre, children’s club, private security office, and a medical call centre. The clubhouse structure features built-in wind corridors designed to channel seasonal monsoon breezes throughout the compound.
Three Distinct Residential Offerings
The development caters to varying lifestyle preferences across three specialized home categories:
- Beach Dwellings (37 units): Positioned along the outer perimeter, these four-storey residences offer 5,457 square feet of living space, four bedrooms plus an additional room, private backyards with direct beach access, and private swimming pools overlooking the ocean.
- Garden Dwellings (14 units): Housed within five-storey building envelopes containing two standalone residences each—a lower three-storey home and an upper two-storey duplex. These properties feature direct bridge connections to the Elevated Garden.
- Urban Dwellings (22 units): Also structured as dual-residence, five-storey buildings, these units utilize a tapered design to maximize ambient views and light, complete with private lift and staircase access.
Project Timeline and Current Construction Stage
The project has advanced through several major developmental milestones since its inception:
- November 2022: HDC officially awarded development and sale rights for the plot to Batch Construction Pvt. Ltd.
- June 27, 2024: Project partners held a formal groundbreaking ceremony, launching the three-year construction phase.
- Current Stage (Late 2026): Aséria remains under active construction. The project is currently progressing through its primary building and infrastructure phase. The site is currently unoccupied while structural work on the homes, communal garden links, and support facilities continues. Detailed, unit-by-unit completion percentages have not yet been publicly disclosed by the developer.
- Target Completion: Construction remains aligned with the original target timetable, with final completion and residential occupancy slated for 2027.
